TENANT SELECTION POLICY

  1. Generally all properties have a   No Pet Policy– including VISITINGanimals – at any time.Landmark Management Services Central Washington LLC does not discriminate against persons with disabilities in its services and rental housing.  Landmark Management Services Central Washington LLC provides equal opportunity to all persons with disabilities and provides accommodations to meet the needs of persons with disabilities upon request if the accommodation is both reasonable and financially feasible.
  1. Occupancy is limited to two persons per bedroom.
  2. Housing Selection or Unit Choice will be processed on a first-come, first-served basis.  Deposits (non-refundable holding fee) must be made in order to secure first positionfor a specific unit.  Holding fees will be applied to the Security Deposit and/or Rent due at the time the application is accepted and a lease is offered.
  3. All household members over the age of 18 must fill out a Rental Application and pay the application fee.
  1. All applications are screened by 3rdparty credit screening providers.  The screening procedure includes, but is not limited to, the following:
  1. Verifying information you provided on the rental application.
  2. Confirming employment/income information.
  3. Contacting present and previous landlords for rental history.  A minimum of 2 year positive reference is required.
  4. Obtaining positive rated credit reports from one or more credit agencies.
    1. Credit screening criteria includes but is not limited to:
      1. Credit score
      2. Delinquency
      3. Outstanding balances
      4. Length of time of current credit
      5. Adverse public record(s) including bankruptcy, judgments & garnishments
      6. Repossessions
  1. Reviewing other public records, including criminal/court records.
  2. We will accept the first applicant who meets our minimum requirements.
    1. Minimum household application requirements are as follows:
      1. Earns a verified gross monthly income equal to or greater than 3 times the monthly rent.
      2. Has at least 2 yrs. of verifiable, positive rental history from unrelated landlord(s)
  1. Does not owe money to a current or former landlord.
  2. Has paid a holding fee/security deposit to have the rental taken off the market.
  1. Failure to meet the above criteria will result in one of the following:
    1. Denial of the application
    2. Requiring an additional deposit
    3. Requiring a qualified co-signer
  2. Please return completed and signed application form and a check or money order for application screening services.

 If you wish to have first position  for a specific unit or property.  The “holding fee” will be credited to the amount due for security deposit and/or rent due at the time your application is approved for occupancy.  Applicant(s) understand the payment of screening fee AND holding fee does not acquire rights to the apartment or subject property until the signing of a rental/lease agreement.

Applicant(s) waive all rights to the return of said “holding fee” and said fee shall be retained as liquidated damage in the event applicant(s) chooses NOT to enter into a rental/lease agreement for the subject property once an applicant(s) has been approved.

If the applicant(s) are rejected or not approved, the holding fee shall be returned to the applicant(s).                      

An applicant may be denied residency for incomplete or false information on his/her rental application, or for failure to meet minimum requirements.
