Charges are estimated annually in a budget for the property and paid monthly. They are then reconciled to actual costs in the year.  The charges are based on the actual square footage your business occupies in relationship to the total square footage of all the rentable area at the development where your business is located.

CAM stands for Common Area Maintenance and is the expense a tenant pays for maintenance of the areas that are shared in common by all tenants. Usually those costs would be parking lot maintenance, lighting, landscaping, etc. In addition, tenants usually pay a portion of the real estate taxes and insurance.

Payments are due on the first day of the month and late thereafter. Though there may be a grace period prior to a late charge being assessed, payments are still due on the first.  Late payment penalties may apply for payments received after your lease due date.
